Infrared imaging is a cost effective and nondestructive tool to help get the most out of your building's HVAC system.  In order to maintain efficiency, these systems should be periodically inspected.

There are three areas in your HVAC system that an infrared inspection will specifically look for:  

  • Air leaks
  • Evidence of moisture
  • Equipment performance.  

Air Leaks:  
Supply and return ducts that are leaking excessive air at the connection seams throughout long runs and the supply register connections can cause unusual heating or cooling patterns. These leaky seams can increase energy use by as much as 20-40%.  Inefficiencies in a HVAC system can go undetected in the course of a standard visual inspection, simply because these cold and hot spots are not visible to the naked eye.  The USDE (US Department of Energy) estimates uncontrolled air leakage can account for 30% or more of a buildings heating and cooling costs.

Evidence of Moisture:   
Infrared scanning can reveal excess moisture, the leading cause of costly building upgrades.  Trapped moisture can corrode pipes and quickly deteriorate existing insulation.  With thermal imaging it is possible to detect the source and location of any moisture problem with little or no invasive effort.  Once a problem area is pinpointed you can easily take steps to repair the problem without ripping out entire walls or ceilings.  Repair only the area identified by infrared.  

Equipment Performance:  
Infrared inspections will allow you to assess the energy loss and/or potential maintenance issues in your HVAC system. The thermal patterns of HVAC motors, pumps, fans, bearings, compressors, heating elements, humidifiers, etc. can be analyzed for overheating, faults, and any decrease in efficiency.  Fatigue and stress concentration in HVAC components can be easily detected and verified along with any air conditioner compressor leaks, if equipped.
